Leasing A Property With Us

We update our website regularly. If there are no properties that suit your requirements, please register with us and we will notify you when a suitable property becomes available. Once you have found a suitable property that you would like to make your home, there are a few steps to be taken in order to reach the final stage of leasing. These are outlined below.

Either call or email us for further information on the property you are interested in and we can arrange a convenient time to view the property. If there is still a tenant leasing out a property that is being advertised, we are required under the terms of their lease to give them 24 hour’s notice to carry out viewings. We appreciate that you may have commitments so we will try our best to accommodate you with our flexible viewing times.

The properties that we advertise conform to the Repairing Standards, however in terms of level of furnishings and the type of decoration, please remember when you view a rental property, you’re generally agreeing to taking it “as seen” – meaning that the landlord is under no obligation to change anything once the lease is signed. We therefore advise that you take your time viewing the property and ask any questions you may have before reserving a property.

If you decide after viewing the property, that you would like to reserve it, we would then take a holding deposit. of £200. (The holding deposit will contribute to the full deposit due on the property once your application has been approved.) As soon as the holding deposit has been settled, this will secure the property, therefore no other viewings will take place until the application process is completed.

Now that you have reserved the property the next stage is the application process. We would have handed or emailed you the Tenancy Application form for you to fill out and return to us along with;

  • Photographic identification e.g. passport or driving licence
  • ​Proof of address e.g. recent bank statement or utility bill
  • Reference from current/previous landlord
  • Tenant referencing will be carried out by Hazelton Mountford or Lettingweb


Once your application has been processed, credit checks and references have been approved we will then proceed with setting up the lease agreement.

Depending on your circumstances a Guarantor may be required (in the case of student tenancies, it is essential that a Guarantor is provided). Guarantor’s will be named on the Lease Agreement and will be required to sign a Guarantee Agreement.

A deposit of the equivalent of 1 months rent will be taken and retained with a Tenancy Deposit Scheme. This will be refunded at the end of the tenancy subject to terms and conditions of the lease agreement.

All tenants over the age of 18 will be named on the Lease Agreement. As from December 1st 2017 there are new legislative laws regarding tenancies and leases. All the old style leases, such as 6 months short assured etc., will be abolished and in their place will be an open ended lease. That is to say, a start date only. The landlord is responsible for insuring the building and the contents detailed in the inventory. Tenants are responsible for arranging contents insurance for their personal possessions and accidental damage to the landlord’s possessions. Neither the landlord or Aberdeenshire Leasing will accept any responsibility for loss or damage to your possessions whilst occupying the property.

Once all of the paperwork, guarantees and cleared funds are in place, we will meet the tenant/s at the property to show how the heating, timers etc. work. You will be issued with a copy of the Lease, relevant documentation and a set of keys to the property.
